As the proud owner of my second home (no, not at the same time... we sold the first to buy the second), I'm fascinated with Zillow, which provides, among other services, an estimate of what your home is worth, as well as your neighbor's home, every home on your block, and every house in the country, pretty much. (I put it at #5 on this fanciful "top 10" list for Wired.)
However, I've always felt Zillow's accuracy left a bit to be desired. Case in point: The house we purchased only a year ago had appreciated on Zillow by about 50 percent by the time we moved in a few weeks later. If that were true I'd be the happiest man on earth. But I'm pleased it's 50 percent high and not 50 percent low.
The Wall Street Journal looked at the Zillow phenomenon and showed that, by and large, Zillow's "Zestimates" of a home's value are often surprisingly good: within a few percentage points of the actual price paid in a sale. But, as the story notes, "when Zillow is bad, it can be terrible—off the mark by more than 25% on one in 10 homes. In one case it was off by $2 million."
Still, I'm impressed that the median margin of error on a Zillow estimate is about 7.8 percent vs. the actual market value of a home. Estimating a home's value is incredibly difficult (as I recall when we sold our prior place), especially in a strange market like San Francisco. Realtors note that the more expensive a home gets, the less accurate Zillow tends to be. (Realtors also note: They hate Zillow.)

There in NO WAY that any Realtor, Appraiser, fortuneteller, Zillower, or even YOU can tell what you will get for your property. All of the above are TOTALLY reliant on the ONE that buys. The BUYER is THE ONLY one that controls the price; otherwise there is NO buyer. It is nice to get an online "idea" of property value for free, buttttt, it is no better than a saleman/realtor.
As a Real Estate Investor, And NO, I am not a Realtor, and do NOT get paid for Appraisals, I can testify that Zillow Estimates ARE A JOKE! If you are relying on Zillow Estimates for the value of houses please call or email me, I HAVE SOME HOUSES TO SELL YOU! HA HA HA! Only thing Accurate on Zillow is the Sales Prices of the homes that 'recently' sold in the area. If you don't believe me, look at the ACTUAL SALES PRICES of the houses in the area, and compare to the Zillow Estimates for a Comparable house in the same subdivision. You will see for yourself that they will be as much as 80-90% OFF IN SOME CASES! WHAT A JOKE! For Example, I was considering a house purchase and looked at the Zillow Estimate for the house, it was about $80,000. Only problem was the ACTUAL SALES COMPARABLES for the area were about $40,000 - 45,000. And this is not an isolated case, Zillow is ALWAYS off by 10-15$ MINIMUM in my searches. I think what you said "the more expensive a home gets, the less accurate zillow tends to be" is slightly incorrect. It's not the actual price tag of the home, but rather is largely due to the amount of customization. For example, if you live in a large tract home development (regardless of the price range), the zillow prices will be as accurate as could possibly be (from this type of website). On the other hand, if your home was custom built (and there are no similar properties in the area) then you could expect zillow to be off by 40 - 50 % or more.

I think Zillow is stirring up a lot of irritation among the Realtor community. When my realtor bought me an estimate of how much my house would sell for I showed him the Zillow estimate which was about 15% higher my realtor broke into what sounded like a canned pitch of Zillow is not accurate and how one still needs the realtor's localized "touch"
